Summary
We were contacted after tenants reported ongoing mouse activity inside a detached home. Our team carried out a full inspection, implemented a licensed mouse treatment program, and completed extensive exterior exclusion work to address multiple entry points. Follow-up visits confirmed activity was resolved and exclusion measures remained intact.
Background / Property Context
The property is a detached two-storey residential structure with mixed masonry, foundation walls, utility penetrations, and soffit transitions. These building features commonly create small gaps at ground level and along service lines if not fully sealed.
Customer Concern
Tenants were hearing and seeing signs consistent with mice inside the living space. The property owner requested inspection, treatment, and permanent exclusion to stop continued entry.
Inspection & Findings
During the initial exterior inspection, multiple openings were observed along the foundation, utility penetrations, soffit areas, and vent locations. Gaps between masonry sections and around service lines were visible. Interior and exterior activity levels were consistent with an active mouse infestation, requiring both treatment and structural sealing.

Cause Analysis
Mouse activity was attributed to multiple small structural gaps at ground level and along service penetrations. These openings provided repeated access points into wall cavities and interior spaces. Seasonal pressure and existing shelter opportunities around the foundation increased the likelihood of continued entry until exclusion was completed.
Treatment / Removal
A licensed exterminator performed interior and exterior mouse treatment in accordance with Ontario Ministry of the Environment guidelines. Tamper-resistant bait stations were installed in areas of confirmed activity. Stations were monitored and rebaited regularly due to sustained feeding, indicating a high population pressure during the service period.
Exclusion & Repairs
After quote approval, exclusion work was completed, including:
- Sealing two utility line penetrations with sealant and galvanized steel mesh
- Sealing approximately twenty feet of soffit wall gaps using mesh and sealant
- Sealing approximately seventy-five feet of foundation gaps with mortar or concrete
- Installing stainless steel vented inserts in thirteen weep vents

Outcome & Confirmation
By the final visit, no further interior rodent activity was reported. Exterior bait station activity had significantly declined, and all exclusion areas were inspected and found to be holding properly. Ongoing monitoring confirmed the mouse issue had been resolved for both the property owner and tenants.
