Summary

We were called to assess reported attic activity at a large detached home in Hamilton during the spring season. Our inspection confirmed raccoon entry through a roof soffit intersection. Humane removal was completed, including the safe removal of dependent young, followed by temporary exclusion and a confirmation visit.

The property is a large two-storey detached residence with multiple rooflines and soffit intersections. These architectural features create several elevated junction points that can be vulnerable to wildlife entry if gaps develop over time.

Customer Concern

The homeowner reported persistent nighttime noise originating from the attic. Due to the timing and nature of the activity, raccoon presence was suspected, particularly given the service call occurred during raccoon baby season.

Inspection & Findings

During the initial visit, our technician Andrew conducted a full exterior roofline inspection. A primary entry point was identified at a roof-to-soffit intersection. An attic inspection was also completed, where three raccoon juveniles were located. No additional interior damage was observed beyond the immediate nesting area.

Photos from the inspection show elevated roof sections with soffit intersections and areas where wildlife access was possible. Interior images show the attic floor area where the juveniles were found.

Cause Analysis

Raccoons commonly exploit roof soffit intersections, especially on larger homes with complex roof structures. Seasonal breeding behaviour increases the likelihood of attic entry as females seek sheltered denning areas. The combination of multiple rooflines and accessible soffit junctions contributed to the entry at this property.

Treatment / Removal

A one-way door was installed at the identified soffit entry point to allow the adult raccoon to exit without re-entry. During the attic inspection, three dependent raccoon babies were safely removed by hand in accordance with humane wildlife removal practices. The homeowner was advised on additional exclusion areas that could be addressed to reduce future risk.

Exclusion & Repairs

Temporary exclusion was installed at the primary entry point using a one-way door system. Additional sealing recommendations were provided for other vulnerable roof areas, though no further work was authorized during the initial visit.

Outcome & Confirmation

At the follow-up visit, the homeowner reported no further attic activity. The one-way door was removed, and the previously treated soffit area was inspected. No signs of continued raccoon presence were observed, confirming successful removal and exclusion.

Technician Notes

Andrew noted that the timing of the call aligned with raccoon baby season, making an attic inspection critical. The juveniles were removed safely, and the adult raccoon exited through the exclusion device without incident. Final inspection confirmed no further wildlife activity.
